Paternoster House has been extensively and professionally restored in recent months to create a fully functional period property ready for immediate occupation. New insulated floors and damp proofing works have been undertaken to the ground floor, and this has enabled the ceiling heights to be raised. The utility room and kitchen has been renewed with new units and fittings and a new limestone floor installed. Wall plaster has been renewed throughout the house, new skirtings and dado rails fitted, and the house has been completely and sympathetically re-decorated. Electrical outlets and lights, door and window furniture have all been renewed. A new gas boiler and column radiators fitted. The two bathrooms have been renovated with new sanitary ware, wall tiling and panels to create a clean modern layout whilst retaining that period feel. The ground floor-boards to hall, dining room and sitting room have been sanded and oiled, and new carpets laid throughout all other rooms. Externally, the roof has been overhauled and insulated. The works come with all appropriate warranties.

The ground floor accommodation comprises three well-propertioned reception rooms, a kitchen/breakfast room with an adjoining utility, pantry and cloakroom. The first floor provides five double bedrooms including the principal bedroom which has an en suite bathroom. Three of the bedrooms include built-in storage while the first floor also has a family bathroom. The self-contained annexe provides useful additional accommodation for family members, or for potential use as a holiday let. It includes an open-plan kitchen/sitting room, one double bedroom and a shower room.

At the front of the house, gates open onto a gravel driveway, providing parking space for several vehicles. A second entrance provides access to the detached garage and carport for further parking. Additional outbuildings include a workshop, two stores and a very pretty stone built folly with two floors of accommodation. The extensive walled garden has rolling lawns, border flowerbeds, various shrubs, hedgerows and trees and a large vegetable garden, in total measuring approximately an acre.

Paternoster House is set in the heart of the vibrant village of Ipplepen and within moments of beautiful rolling Devon countryside. Ipplepen has a local shop, a village hall, a health centre, a pub and a primary school. The bustling towns of Totnes and Newton Abbot are both within easy reach, providing a range of everyday amenities, including a choice of shops and large supermarkets. Schooling in the area includes the independent Park School and St. Christopher’s School in Totnes, Stover School near Newton Abbot, as well as other state secondary schools in Newton Abbot. Both Newton Abbot and Totnes have stations providing direct rail services to Exeter and London Paddington. The area is well connected by road, with the A38 providing access to Exeter and Plymouth, and the A380 also within easy reach for Torquay and Paignton.
